The three formats offer noticeably different approaches to space, privacy, outdoor living, and day-to-day convenience. A suite can keep everything close and simple, while a townhouse introduces multiple floors and more separation between living and sleeping areas.

A villa moves closer to the experience of having a private home, with additional outdoor space but also more to consider when it comes to maintenance, access, and security.

The most useful comparison therefore goes beyond advertised square metres. Look at how the space is distributed, how many stairs you will use each day, where people will eat and work, how outdoor areas connect to the interior, and whether the layout still feels practical when everyone is back from the beach. For longer stays or family trips, details such as storage, bathroom access, parking, privacy, and the distance between bedrooms can matter more than an impressive floor-area figure. Thinking about these practical points first makes it much easier to decide which type of property actually fits your routine.

Start with an ordinary morning, not the sea view. Someone is making coffee, a child is still asleep, and yesterday’s towels needed somewhere to dry. At Wyndham Grand Batumi Gonio, picturing that morning is a more useful way to compare a suite, townhouse, and villa than simply putting their floor areas in order.

Write Down Who Will Really Stay There

For the family is too vague. Which family? Two adults traveling for long weekends that travel with children during the school holidays will require a different setup than grandparents traveling with children during the school holidays. Friends may be delighted that you are able to occupy a sitting room in the evening but less pleased if at night a sofa bed gets thrown away from the sitting room.

Before looking at another render, write down the likely guests, their ages and the longest realistic stay. Include the awkward details. Does anybody work while away? Who wakes first? Is a cot needed? Can everyone manage stairs? A property type often rules itself in or out on this page.

The location matters as well. Georgia Travel describes Gonio as a Black Sea resort 12 kilometres from Batumi, with sea on one side and mountains on the other. A home there still has to work through a wet afternoon.

Suite Names Do Not Explain the Space

Aqua’s published choices have slightly confusing names. The Superior Lounge starts at 31.2 square metres, the Luxe Lounge at 44.8 square metres and the Deluxe Lounge at 50.9 square metres. I would ignore the implied ranking and go straight to the plans.

At the smaller end, door swings and furniture positions matter enormously. Open the sofa bed on paper. Leave a suitcase beside it. Will the balcony now be accessible? Doesn’t a chair have to be moved whenever anybody opens a door to a wardrobe of some sort? Alright, those may seem like minor niggling problems, but that’s actually what a small space encounters, day after day.

With Family Club, the word “suite” is taken to a whole new level. The website has a Junior Suite (size 37.3 square metres), a Deluxe Suite (58.2 square metres), a Family Suite (87.5 square metres), and a Penthouse Suite (119.4 square metres). There’s enough diversity that it’s hard to give this category any meaning as a name.

Find the opposite of separation instead. A good door rather than ten square metres of open room in the living area/bedroom might be more beneficial. It gives a child something to listen to, to help him sleep while the parents speak. The eating table also counts – it will most likely become a desk and a general arrival land.

With Riviera, Count the Floors

According to its description, Riviera is located in the ‘Slope of Mount’. It features three bedrooms, three storeys, a private courtyard, parking, a barbecue area, and its townhouses are a size of 130 and 150 square metres.

When a house is tall, it can be a ‘disguised’ house, depending on total area. Don’t use the total figure of the space on the floors; ask for the area for each floor instead, and find the kitchen. There’s a less convenient parking area near the entrance if there are still groceries going up and down the steps.

A system of stairs may be nice for some degree of privacy, as it is for others, but can get tedious. Housing accessibility and mobility are also worth considering, particularly when a property has several floors or when older guests may use it. While teens may not mind having a sleep in a separate room in the house, a drowsy toddler might not feel so fond of it.

Don’t take it for granted that if it is labeled “private courtyard,” there is actually no sight line to the area. Look for other windows, walkways, and patios. Also ask if it gets sun; just because it doesn’t get sun doesn’t mean it’s not worthwhile for afternoon shade.

A Villa Changes the Maintenance Question

This already published plan is for 16 villas. They both feature a garden, a BBQ area, and a terrace built in the 173.5 square metres of the property, 2 floors, 3 bedrooms and 2 bathrooms, and include 1 parking space.

This seems to be the most similar to an independent house. There is ample outdoor space available and space for the family not to be cramped in utilising three levels.

But this doesn’t come without responsibilities either. The absence of the owner means that a garden needs to be attended to, and terrace furniture and drains need to be checked. Determine, by written agreement, the role and positions that are considered “resort management”. When the house is empty, who gives permission to use the house?

The same goes for the amount of ‘too much’ holiday homes. There are additional bathrooms, garden furniture and outdoor spaces which require notice when visiting them. Heads should be in the clouds if anyone is thinking of making mostly short trips; the decision regarding privacy should be made based upon that.

Put One Messy Day on Every Floor Plan

I would print the shortlisted plans at the same scale and mark three moments: 8 a.m., 4 p.m., and 11 p.m. It sounds fussy. It is surprisingly revealing.

At 8 a.m.

Where do four people sit for breakfast? Can someone leave without crossing the sleeping area? How far are the shopping bags carried from the car or entrance?

At 4 p.m.

Assume everybody comes back at once with damp shoes, towels, and beach bags. Mark where those items go. If the only answer is “on the balcony”, check whether the balcony remains accessible when the indoor furniture is being used.

At 11 p.m.

Open every advertised bed. Now trace the route to the bathroom. If a guest must squeeze around furniture or pass directly beside another person’s pillow, the maximum occupancy may not be the comfortable occupancy.

Add storage last. Brochure images often favour uncluttered corners, while real stays need shelves, hooks and cupboards. An unused patch of floor is attractive on a screen; a place for six pairs of shoes is useful in person.

Ask for Information Dated Today

According to Aimbridge’s announcement for July 2024, Aqua, Family Club and Riviera are set to open in spring 2025. Each developer reported on continued site work on the facades, glazing, electrics, and interior in various areas of the project for December 2025. The following spring, neither of these dates shows the position.

Request an up-to-date construction report, the number of the precise unit, and a video of the approach location in the furthest space that has not been cut. When the decision is influenced by a terrace or a view of a terrace, the camera should be turned to the view/terrace below and next to it.

Conclusion

If you’re not thinking of a specific household, then there really is no advantageous winner amongst these property types. The one thing that you’re least willing to live without is the one you fail to notice: sharing one flexible room, having to go to the top of the stairs, or having to look after and maintain your own outdoor area.

When this is the truth, typically the short list ends up being significantly shorter. Decide which plan is suitable for the morning chaos and the rainy afternoon. The setting will be taken care of.
